Our Terms & Conditons

Now for the necessary part! When you make a booking at Lorien House Bed and Breakfast you are agreeing to the following conditions:

Payments:
The total amount of your booking is due on arrival. We accept debit or credit cards (except Amex) or cash. We accept bank transfers in advance of your stay only.

Cancellations:
Bookings cancelled prior to 7 days of your stay – Free cancellation
Bookings cancelled within 7 days of your stay or no shows – 100% of your booking will be taken.

Children:

We are unable to accommodate children, including babies, under the age of 10 years old.

Pets:

We are unable to accommodate pets.

Noise:
Our aim at Lorien House is intended as a place for peace and relaxation. We do not cater for groups, or individuals, who may want to party in their rooms. We reserve the right to ask guests, who are disturbing others, to leave without refund or compensation. Please do not book a room with us if this is your intention.

Smoking/Vaping:
In line with Scottish law, Lorien House B&B is a non-smoking establishment. Any evidence of guests smoking or vaping within the property will incur a minimum cleaning charge of £50. Smoking is permitted at the front of the building away from the main door. A sand pot is provided to extinguish your ends.

Keys:
If you lose your keys you will be charged £75 to cover the cost of replacement keys and locks.

Laundry:
Guests who leave our towels, bedding, carpets or facilities in an exceptionally soiled or damaged state may be charged an appropriate additional cleaning or replacement charge. An appropriate reasonable amount will be taken from the guest’s payment card.

Room Damage:

We accept that accidents happen. Please inform us of any damage or breakages within your room/s before departure to allow us to remedy the matter prior to the next guests arriving. We reserve the right to charge the guest’s payment card for damage to items in rooms. 

Holiday Insurance:
All guests should take out appropriate insurance to cover cancellation, illness or other unforeseen factors. We strongly recommend this even if resident in the UK. We will be happy to assist in your claim by providing any information deemed necessary by the insurance company.

Your possessions:

Under no circumstances will the owners be liable for any accidents, damage or loss to the property, including vehicles, of guests.

COVID19:
Please ensure that you read our COVID-19 Policy here.

We will offer guests a free cancellation if unable to stay due to COVID-19 travel restrictions from your area. We will offer a free cancellation if unable to stay due to COVID-19 travel restrictions in our area. 

Please do NOT travel to Lorien House B&B if you are suffering from Coronavirus symptoms. Our usual cancellation policy will apply (see Holiday Insurance above).  



Guests who fall ill while at Lorien House and unable to return home, may be required to self-isolate here. In those cases, the guest will be responsible for ALL costs associated with their own stay at our standard rate, the loss of revenue caused by us having to cancel future guests AND any additional cleaning/staff costs.
